ph3Job Purpose /h3 pReporting to the Chief Executive Officer, the Development Construction Director will lead the development and delivery of the Company's residential projects in Marbella, overseeing the full project lifecycle from land acquisition support, feasibility, planning and design management through construction, handover and defect resolution. /p pThe role is responsible for ensuring all developments are delivered on time, within budget and to the highest quality standards, while preserving the project's design vision and maximizing commercial value. Working closely with consultants, contractors, local authorities and internal stakeholders, the Director will drive successful project execution in accordance with the Compnay's luxury brand standard s. /p h3Key Responsibilities /h3 ul liLead the planning, development and delivery of all Marbella projects from inception through completion. /li liManage project feasibility, development programmes and delivery strategies. /li liCoordinate planning submissions, permitting processes and regulatory approvals with local authorities. /li liOversee project schedules to ensure milestones are achieved and risks are proactively managed. /li liLead the design process from concept through detailed design and construction documentation. /li liManage architects, interior designers, landscape consultants and engineering consultants to ensure coordination across all disciplines. /li liMaintain the integrity of the approved design while ensuring projects remain commercially viable and buildable. /li liReview and approve design modifications, value engineering proposals and technical solutions. /li liDirect all construction activities through appointed Project Managers, Consultants and Main Contractors. /li liMonitor programme, cost, quality and health safety performance throughout the construction phase.



/li liChair regular project progress meetings and oversee contractor performance. /li liEnsure timely testing, commissioning, snagging, handover and close-out of completed developments. /li liResolve construction issues promptly to minimize delays and cost overruns. /li liReview project budgets, cash flow forecasts and cost reports with the Commercial and Finance teams. /li liMonitor project financial performance and recommend corrective actions where necessary. /li liSupport procurement strategies for consultants and contractors where required. /li liEnsure all project variations are commercially justified and appropriately approved. /li liSupport the evaluation of new land acquisition opportunities from a technical and development perspective. /li liLead technical due diligence, including planning, utilities, environmental, geotechnical and constructability assessments. /li liProvide recommendations on project feasibility and development potential. /li liBuild and maintain strong relationships with municipalities, planning authorities, consultants, contractors, utility providers and external advisors. /li liRepresent the Company in meetings with key stakeholders and project partners. /li liCollaborate closely with the Sales, Marketing, Legal and Finance teams to ensure alignment between development objectives and commercial strategy. /li /ul h3Qualifications /h3 pBachelor's degree in Civil Engineering, Construction Management, Architecture, Quantity Surveying, Project Management or a related discipline. /p h3Minimum Experience (number of years) /h3 ul liAt least 7 years' experience in construction and a track record of successful project delivery preferably within Costa del Sol. /li liStrong understanding of real estate development processes, including zoning, entitlements, design, and construction.
