Experteer Overview In this role you will lead autonomous property operations to meet financial and operational targets, while building positive resident experiences. You will manage day-to-day facilities, tenancy processes, and vendor relationships, ensuring high service quality and compliance. The position centers on optimizing occupancy, revenue, and NOI through cross-functional collaboration with Leasing, Marketing, Finance, and Asset Management. - Lead day-to-day property operations end-to-end, ensuring proper functioning of facilities and services
- Manage move-in/move-out and tenancy processes
- Resolve complex operational, technical, or resident issues
- Conduct and consolidate asset audits and inspections
- Maintain accurate asset information in PMS and internal docs
- Ensure resident satisfaction and asset reputation
- Direct/manage resident relations and escalate sensitive complaints
- Oversee leasing activity, pricing strategy, renewals, and rent increases
- Coordinate with Finance and asset teams on budget, aging, and NOI
- Oversee vendor onboarding, maintenance, and quotes




- Approve and manage make-ready work and relet timelines
- Negotiate with contractors and manage warranties and utility transfers
- Ensure compliance with LAU and mandatory inspections
- Monitor Pu0026L and cost control to achieve NOI targets
- Support court proceedings and legal case management as needed
- Coordinate with central sales and marketing for listings and renewals
- Manage operational improvements and escalation pathways
- Maintain health and safety culture at the assetResponsabilidades
- Good level of general education
- Proficient in Microsoft Office (Word, Excel, Outlook)
- Proficiency in using property management software
- Knowledge of LAU and regulatory framework (security deposits, rent updates, arrears)
- Ability to read and control asset-level Pu0026L and budget variances
- Advanced use of PMS and basic Excel for occupancy and relet tracking
- Basic knowledge of building maintenance, inspections, and warranties
- Experience in closing leases and renewals, with negotiation judgment
- Strong conflict management and written communication skills
