Experteer Overview In this role you oversee autonomous property operations to achieve financial and service goals, guiding day-to-day facilities, tenancy management, and resident experiences.

You work closely with Finance, Operations, and Asset Management to optimize occupancy, revenue, and NOI while maintaining compliance and safety.

You shape resident satisfaction and asset reputation through proactive operations, events, and structured processes.

Compensaciones / Ventajas• Oversee day-to-day property operations end-to-end and ensure proper functioning of facilities and services• Manage move-in/move-out processes and tenancy management• Resolve complex operational, technical, or resident-related issues• Conduct and oversee internal audits and inspections; consolidate audit results• Keep asset information (leases, rents, unit status) updated in PMS/internal docs• Ensure resident satisfaction and asset reputation; manage sensitive complaints• Organize resident events and define event strategy• Own asset KPIs (occupancy, revenue, service levels, incidents) and support pricing/renewal decisions• Oversee lease agreements, deposits, arrears,



and penalties; coordinate with Central Sales for leasing• Coordinate with Marketing/Sales on listings; secure lease renewals and rent increases• Manage terminations and payouts; liaise with Finance for deposits; support refunds as needed• Negotiate with and onboard vendors; approve maintenance quotes; drive operational improvements• Coordinate cleaning, make-ready, and relet time; manage warranties and utility transfers• Monitor asset Pu0026L, costs, and variances to achieve NOI target• Ensure LAU and mandatory inspections compliance; drive health u0026 safety culture• Collaborate with Legal on court-related case files and risk management• Direct and manage asset-level risk, aging control, and escalation processes• Serve as primary contact with corporate Finance, Operations, and Asset Management

Responsabilidades• Good level of general education• Proficient in Microsoft Office (Word, Excel, Outlook)• Proficiency with property management software (PMS)• Knowledge of LAU and applicable regulatory framework (deposits, extensions, rent updates, arrears)• Ability to read and manage asset-level Pu0026L and influence NOI• Advanced use of PMS and strong Excel for occupancy, aging, and relet tracking• Basic building maintenance knowledge (systems, mandatory inspections, warranties)• Experience in move-in/move-out and make-ready processes• Strong conflict management and written communication to handle sensitive resident issues• Service-oriented mindset with reputation management and incident response skills
