Position Summary The Senior Procurement Manager – Construction MEP & Grid Connection EPC owns two distinct construction procurement scopes of IREN Spain’s data center campuses. The first is the MEP installation scope of the buildings: electrical installation (MV/LV distribution, cabling, busway, earthing and lightning protection), mechanical installation (chilled-water and liquid-cooling piping, ductwork, insulation), plumbing, fire detection and suppression, telecommunications and security systems, building and electrical power management systems (BMS/EPMS) and construction waste management. The second is the grid connection infrastructure, contracted on an EPC basis: high-voltage lines and the campus substations (engineering, civil works, structures, busbars and HV connections, protection and control, telecontrol, auxiliary services, installation of owner-furnished equipment, commissioning and energisation), including the interface with the transmission system operator or distribution company. The HV power transformers and the GIS switchgear of the substations are purchased by IREN as owner-furnished equipment through the Senior Procurement Manager – OFCI Electrical and free-issued to the EPC contractor for installation. The role is accountable for selecting the contracting strategy for each scope, running competitive and compliant tenders and negotiating contracts that deliver schedule certainty – in particular the energisation date – and clear interface management with owner-furnished equipment. Reporting to the Director of Procurement & Supply Chain, the role works closely with MEP Engineering, the Power / Grid Connection team, Project Delivery, Construction and Commissioning Management, Legal and Finance, and is the senior commercial counterpart of the MEP contractors and of the HV / substation EPC contractors throughout the contract lifecycle, from pre-qualification and tender to variations, claims and close-out. Grid connection is typically the first critical path of each campus, so the EPC scope will dominate the workload in the early phases and the MEP scope in the later ones; the two scopes are deliberately kept separable so that a dedicated position can be created if volume requires it. Responsibilities Reporting to the Director of Procurement & Supply Chain, the Senior Procurement Manager – Construction MEP & Grid Connection EPC is responsible for:
• Develop, with Project Delivery and Engineering, the MEP contracting strategy for each campus and phase (single MEP contractor vs. electrical/mechanical split, design-and-build vs. build-only, extent of OFCI equipment) and the associated procurement schedule integrated with the project master schedule.
• Lead the procurement of the grid connection infrastructure on an EPC basis: HV lines and substations (engineering, civil works, structures, HV connections, protection and control, telecontrol, auxiliary services, installation of the owner-furnished transformers and GIS, testing, commissioning and energisation),
aligning the contracting strategy and schedule with the grid access and connection process (REE / distribution company), permitting and easement milestones and the target energisation date of each campus.
• Build and maintain a pre-qualified panel of MEP, fire protection, ELV/telecom and BMS contractors with mission-critical experience, and a separate panel of HV line and substation EPC contractors with capacity in Spain, in coordination with the Supplier Qualification Specialist (financial standing, HSE performance, references, manufacturer and utility certifications, bonding capacity).
• Prepare and lead tenders for electrical, mechanical, plumbing, fire protection, telecommunications/security, BMS/EPMS and construction waste management packages, including tender documentation with Engineering and Legal, bidder clarifications, technical-commercial evaluation (including productivity, resourcing and commissioning plans) and award recommendations under the Delegation of Authority.
• Negotiate MEP contracts (lump-sum, re-measurable, target-cost or GMP) and HV / substation EPC contracts covering price and escalation, programme and liquidated damages linked to energisation and handover dates, securities and insurance, HSE obligations, testing and commissioning (L1–L5 for MEP; protection, telecontrol and energisation tests for substations) responsibilities, warranty and defects liability, variation and claims procedures and interface obligations towards OFCI equipment (receipt, storage, installation and start-up support of HV power transformers, GIS, MV/LV switchgear, UPS, gensets and cooling equipment).
• Provide commercial leadership during execution: review of variations and change orders, early identification and resolution of claims, back-charges, extension-of-time assessments with Construction Management and Legal, commissioning-phase commercial issues and final accounts.
• Manage the commercial relationship with MEP and EPC contractors: performance reviews (schedule, quality, HSE, commissioning performance, commercial behaviour), escalation management and development of contractor capacity for future phases.
• Coordinate closely with the OFCI Electrical and Mechanical procurement leads and the CSA lead so that scope splits, delivery sequencing of owner-furnished equipment (including the HV power transformers and GIS switchgear free-issued to the substation EPC contractor), storage and preservation responsibilities and installation interfaces are consistent across all contracts.
• Ensure full compliance with IREN procurement policy, approval matrix and audit requirements; run tenders, bid management, contracts,
commitments and change orders in Procore (the department’s e-procurement and construction procurement platform) and maintain accurate contract and purchase-order records in SAP; report committed cost, savings, risks and contingency usage for the MEP/EPC scope to the Director and the Procurement Excellence function. Requirements
• Degree in Electrical, Mechanical or Industrial Engineering (preferred), Building Engineering or Quantity Surveying, or in Supply Chain, Business or a related discipline.
• 10+ years of experience in construction procurement, contracts or commercial management, including at least 5 years leading MEP packages for data centers, pharmaceutical, semiconductor or other mission-critical facilities, and demonstrable experience contracting HV lines and/or substations on an EPC basis (owner, utility, renewable-energy developer or EPC-contractor side).
• Deep knowledge of MEP installation scopes and of the integration of owner-furnished equipment (switchgear, UPS, gensets, chillers, CRAH, CDUs) into construction contracts, including testing and commissioning levels and handover requirements.
• Working knowledge of the Spanish grid access and connection framework (REE / distribution company procedures, administrative authorisation, environmental and easement permitting) and of HV substation and line technology (GIS/AIS, protection and control, telecontrol) sufficient to structure EPC tenders and contracts with Engineering and Legal.
• Proven track record negotiating multi-million-euro MEP/EPC contracts and managing variations, claims and extensions of time in fast-track projects.
• Knowledge of the Spanish MEP contractor market and of the HV line and substation EPC contractor market, subcontracting regulations and HSE coordination obligations on construction sites.
• Strong command of procurement governance (Delegation of Authority, tender documentation, audit trails) and of ERP / e-procurement tools; experience with Procore (bid management, commitments, change orders) is highly valued, and SAP experience is a plus.
• Commercial acumen, negotiation skills and stakeholder management at senior level, with the ability to influence Engineering, Project Delivery, Legal and Finance.
• Fluent Spanish and professional English are required; the role interfaces daily with international OEMs, EPC contractors and IREN’s global procurement and engineering teams.
• Based in Madrid, with regular travel to the Badajoz sites (BAZ 1 and BAZ 2) and occasional travel to supplier factories for negotiations, factory acceptance tests and executive reviews. Compensation
• Compensation will be determined based on factors such as experience, qualifications, and market data for the region.
• Total Compensation package may be inclusive of annual incentive bonus, and equity (long-term incentive). Health & Wellness
• Medical, dental and insurance coverage.
• Wellhub: access to gyms, fitness classes and wellness services.
