Asset Manager – Mileway – Barcelona We’re looking for an experienced, high-caliber Asset Manager to join our team in Barcelona. As Asset Manager, you’ll join an existing team of Asset Managers who together will cover a diverse portfolio. You’ll be responsible for asset management strategy and lease and property management. You’ll drive the management of our premium asset portfolio while making great connections and building our local and national relationships. Your home base will be our Barcelona office, where we currently work together at least three days per week.



We will provide you with the technology and support you need to work effectively and lead this transformation. What you’ll do
• Implement a sustainable asset management strategy for existing and future assets driven by effective asset management. You can identify the best way to optimize each asset, creating diversified plans, and look for and exploit opportunities to add value in our portfolio and asset management performance
• Manage all lettings, renewals, rent reviews, lease surrenders, and execution of all associated capital expenditures
• Initiate, negotiate and/ or approve commercial terms of leases (new leases, rent reviews and lease renewals)
• Be in direct contact with occupiers to understand their business requirements and focus on customer engagement
• Track and assess the risk criteria for each asset, spot red flags and inform the management team of any warning signals that could indicate risk, including health & safety, insurances, payment behaviour/ insolvency, technical maintenance, liquidity, releasing risk
• Challenge and put forward a recommendation for the annual budgets (lease, capex and opex assumptions) for each asset as part of the overall business plan for the region, including refurbishments, extensions and redevelopment. Integrate remodelling, redevelopments, and extensions into the business plan. You’ll work with the development and finance teams to control and monitor this as part of the business plan
• Carry out financial analysis and assist with preparing property budgets and reports,



and underwrite all asset management reports
• With your colleagues, build and maintain warm and productive direct relationships with occupiers, and local/ national advisors. Your work will ensure we are top of mind as a preferred business partner

• Provide asset management expertise to support acquisition and underwriting activities, ensuring business plans are grounded in market realities and operational considerations. Play an active role in due diligence and site visits, identifying opportunities and risks from an asset management perspective. What you’ll bring
• At least five years’ relevant experience in asset management. Experience in logistics and light industrial is particularly relevant, but you can also bring what you’ve learned from working with retail or other asset classes.
You’re used to working in a fast paced, professional environment, you have an excellent track record and can demonstrate how and where you’ve added value
• You have a genuine interest in real estate and the transformation, growth of this new real estate sector. You’ll get to know the market and tenants and be able to spot and act on opportunities
• Your great team energy. You’re a hands-on self-starter who works confidently and independently, and you also collaborate well with others
• You’re fluent in both Spanish and English.
• Your head for numbers. You’ll be able to digitize and track data. You’ll have great analytical, financial, and negotiating skills
• Good understanding of Technical Project Management is a plus
• Your education in a relevant bachelor degree.
