Reporting to: The Owner’s Representative THE ROLE

We are seeking an experienced, hands-on Construction Project Manager to lead the renovation of a private luxury villa, taking responsibility for time, quality and cost, from commencement through final handover.

The project will be delivered directly through individual subcontractors. The Project Manager will source, coordinate and supervise the different trades, take ownership of construction planning and cost control, and attend the site every working day.

The objective is to deliver a fully completed, operational villa, ready for the owner to move into by Summer 2027.

KEY RESPONSIBILITIES

Construction and Subcontractor Management

•⁠ ⁠Source suitable subcontractors, define clear scopes of work, obtain competitive quotations, negotiate terms and recommend appointments for approval.

•⁠ ⁠Directly manage and supervise all trades, including demolition, structural works, MEP, tiling, stone, joinery, kitchens, bathrooms, painting and external works.

•⁠ ⁠Coordinate the architect, interior designer, engineers and specialist consultants to resolve technical issues and secure timely drawings, specifications and decisions.

•⁠ ⁠Manage daily site activities, trade interfaces and logistics, coordinating safe working arrangements with subcontractors and the appointed professionals.

Planning and Delivery

•⁠ ⁠Take ownership of the overall construction programme, including sequencing, dependencies,



milestones and the completion deadline.

•⁠ ⁠Prepare weekly look-ahead programmes identifying work fronts, manpower requirements by trade and subcontractor mobilisation dates.

•⁠ ⁠Monitor presente progress against the programme, identify delays early and implement recovery measures.

•⁠ ⁠Anticipate material requirements and coordinate quantities, specifications, approvals and required delivery dates with the Owner’s Representative.

•⁠ ⁠Maintain a procurement and delivery schedule, tracking long-lead items to ensure materials are available when required.

Cost Control

•⁠ ⁠Take ownership of day-to-day project cost control against the approved budget.

•⁠ ⁠Maintain an accurate record of subcontractor commitments, expenditure, variations and forecast cost to complete.

•⁠ ⁠Assess the cost and programme implications of changes and obtain approval before committing additional expenditure.

•⁠ ⁠Verify subcontractor invoices against completed and acceptable works and recommend payments.

Quality and Handover

•⁠ ⁠Inspect workmanship daily against approved drawings, specifications, samples and agreed quality standards.

•⁠ ⁠Manage inspections,



testing and commissioning to ensure all installations and systems are fully operational.

•⁠ ⁠Manage snagging and defect rectification before final handover.

•⁠ ⁠Coordinate completion documentation, warranties, operating manuals and final cleaning, delivering the villa fully finished and ready for occupation.

Reporting

•⁠ ⁠Report directly to the Owner’s Representative.

•⁠ ⁠Provide concise weekly updates covering progress, programme, manpower, costs, procurement, risks and decisions required.

•⁠ ⁠Obtain approval for subcontractor appointments and financial commitments in accordance with agreed authority limits.

CANDIDATE PROFILE

•⁠ ⁠Relevant construction or project management experience.

•⁠ ⁠Proven experience delivering luxury villas or high-quality residential refurbishments through completion and handover.

•⁠ ⁠Demonstrated experience directly managing multiple subcontractors.

•⁠ ⁠Strong practical knowledge of construction, MEP coordination and high-quality finishing works.

•⁠ ⁠Strong planning, cost-control, procurement and negotiation skills.

•⁠ ⁠Fluent Spanish and good working English.

•⁠ ⁠Based within commuting distance of Marbella and available for daily attendance on site.

•⁠ ⁠An established network of reliable subcontractors and suppliers on the Costa del Sol is a strong advantage.
