BELCOST is looking for a Luxury Villa Portfolio Developer / Property Hunter to develop and continuously improve its international portfolio of luxury villas and chalets.

This is a highly specialized property sourcing and acquisition role.

The candidate's primary responsibility will be to continuously search for, identify, evaluate and acquire new luxury properties for the Belcost portfolio, with a particular focus on establishing direct relationships with property owners and property managers.

The role is not focused on sales, events, fairs or general business development. The objective is clear: find the best properties in each destination and secure the best possible direct access and commercial conditions for Belcost.

## Main Responsibilities The Property Hunter will be responsible for:

- Constantly researching the luxury villa and chalet market in Belcost's target destinations.
- Identifying new high-end properties suitable for Belcost's clientele.
- Finding and contacting property owners directly whenever possible.
- Identifying the vigente owner, authorized representative or primary property manager behind each property.
- Reducing unnecessary intermediary layers and prioritizing direct relationships.
- Building a strong international network of owners and professional property managers.
- Identifying properties currently represented by competitors and researching opportunities for direct access.
- Contacting owners and managers to introduce Belcost and obtain commercial collaboration.
- Negotiating commissions, net rates, payment terms, cancellation conditions and other commercial terms.
- Seeking direct mandates, preferential conditions and exclusive opportunities whenever commercially possible.
- Verifying that each property corresponds to Belcost's required luxury standards.
- Conducting property inspections when necessary.
- Evaluating location, architecture, interiors, maintenance, amenities, staff, privacy, services and overall guest experience.
- Verifying that photographs, descriptions and specifications accurately represent the property.
- Comparing each property against competing villas within the same destination and price range.
- Identifying gaps within the existing Belcost portfolio and actively sourcing properties to fill them.




- Obtaining complete commercial and operational information before onboarding a property.
- Keeping rates, availability, conditions, contacts and property information continuously updated.
- Removing or flagging properties that no longer meet Belcost's standards or are no longer commercially competitive.
- Continuously improving the quality, directness and competitiveness of the Belcost villa portfolio.

## Property Hunting The candidate must have a genuine hunter mentality.

The role requires active research rather than waiting for suppliers to contact the company.

The candidate will be expected to use multiple sourcing channels to discover properties and identify the people behind them, including local market research, professional networks, real estate contacts, property managers, owner referrals, online research and direct outreach.

A key objective will be to determine:

Who owns or directly manages the property?

How can Belcost establish a direct relationship?

What commercial conditions can be obtained?

Is the property genuinely suitable for Belcost clients?

Is there a better property or a better direct source available?

## Travel Requirements

Availability to travel is required.

Travel will be specifically related to portfolio development and property sourcing, including:

- Property scouting.
- Villa and chalet inspections.
- Meetings with owners and property managers.
- Verification of new properties.
- Development of direct local sourcing networks.
- Intensive scouting trips in strategic destinations.

The candidate must therefore be available for regular national and international travel, including travel organized according to portfolio-development priorities.

## Priority Destinations

Initial priority markets include

Balearic Islands: Ibiza, Formentera and Mallorca.

France: Saint-Tropez, Cannes, Côte d'Azur and Courchevel.

Italy: Sardinia, Tuscany, Capri, Amalfi Coast, Lake Como and Portofino.

Switzerland: St. Moritz, Gstaad and Zermatt.

Greece: Mykonos,



Paros and Santorini.

Caribbean: St. Barth and selected Caribbean destinations.

Additional destinations will be assigned according to Belcost's portfolio strategy.

## Candidate Profile The ideal candidate will have:

- Previous experience in luxury villa sourcing, luxury rentals, luxury real estate, property acquisition, product contracting or a similar field.
- Strong ability to research and discover off-market or difficult-to-source properties.
- Experience dealing directly with property owners and property managers.
- Excellent research and investigative skills.
- Strong telephone and direct-contact skills.
- Good negotiation capabilities.
- Excellent attention to detail.
- Ability to evaluate the real quality and commercial potential of a luxury property.
- Strong organizational skills.
- Ability to independently manage a large pipeline of potential properties.
- Confidence working with databases, CRM systems and Excel.
- Full availability for international travel.
- Strong English.
- Italian and/or Spanish highly desirable.

An existing international network of luxury property owners and property managers will be considered a significant advantage.

## Key Performance Indicators The performance of the Property Hunter will be measured primarily on:

- Number of new qualified properties identified.
- Number of properties contacted.
- Number of direct owner/property manager contacts obtained.
- Number of qualified properties successfully added to the Belcost portfolio.
- Percentage of properties sourced directly versus through intermediaries.
- Quality level of newly sourced properties.
- Commercial conditions and commissions obtained.
- Number of strategic gaps filled within each destination.
- Accuracy and completeness of property information.
- Continuous improvement of the existing portfolio.

The objective is not to create the largest possible database.

The objective is to build a curated, direct, competitive and commercially valuable portfolio of exceptional luxury properties.
