Company Overview:
Iroko Iberia is a Real Estate Investment Manager based in Madrid, managing €330M of AUM on behalf of private and institutional investors - hotels, retail, office, and logistics. Having tripled our AUM in the last 18 months, we continue to expand rapidly, and we are seeking an entrepreneurial Property Manager to accompany the fast-growing and diversifying portfolio.
Position Overview:
As a Property Manager, you will manage yielding assets including lease management, relationships with tenants, building maintenance, capex follow-up, commercial accounting and reporting to investors. This role requires a proactive approach, with a keen focus on optimizing asset value and fostering strong relationships with tenants as well as a keen understanding of developments.
Key Responsibilities:
- Develop and execute property management plans to enhance asset value (lease administration including management of rent/invoices, checking legal and contractual obligations linked to leases, licenses, insurances, taxes, etc.)
- Take a hands-on approach to leasing, negotiation, and tenant relations to drive occupancy and rental income
- Regular site visits to foster strong ties with tenants
- Implement cost-effective maintenance (in line with budget)
and strategic Capex initiatives to enhance properties from tenders to execution
- Direct collaboration with external advisors: brokers, appraisers, accountants, tax specialists, general constructors, lawyers, etc.
- Conduct thorough reporting to monitor property performance and maintain databases
- Keep the property database accurate and up to date
These missions are not exhaustive, this role requires a combination of strong management skills, deep knowledge of the market and developments, relationship-building abilities and capacity to be independent and drive initiatives.
Qualifications:
- University degree in Real Estate, Business Administration, Finance, Engineering, or related field
- Minimum of 2 years of experience in property management
- Excellent communication skills and ability to build strong relationships with tenants
- Excellent analytical, negotiation, and problem-solving skills. Technical expertise to estimate Capex and do recommendations
- Fluency in Spanish and English, both written and verbal
- Occasional travel – Driving license is needed
