The BMS & Security Project Manager is responsible for managing the Building Management System (BMS), controls, and physical security workstreams throughout the delivery of IREN’s next-generation, renewable-powered data center projects. Reporting to the DC Project Manager, the role provides project management leadership for these packages, ensuring that design, procurement, installation, integration, testing, commissioning, and handover activities are effectively planned, coordinated, controlled, and delivered in alignment with the overall project objectives for safety, quality, schedule, cost, reliability, cybersecurity, and operational readiness.

The role acts as the primary project management focal point for BMS and physical security systems, coordinating internal teams, designers, consultants, contractors, system integrators, specialist vendors, and other project disciplines. The scope includes BMS and environmental monitoring, controls integration, field instrumentation, sensors and metering interfaces, access control, CCTV, intrusion detection, intercom, and associated physical security infrastructure, as applicable to the project.

This role contributes to the successful delivery of IREN’s Spain data center projects by supporting the DC Project Manager in controlling scope, schedule, cost, risks, changes, interfaces, vendor performance, system integration, testing, and key project dependencies, while ensuring that BMS and security systems support safe, reliable, efficient, secure, and scalable operation of mission-critical data center infrastructure.

Responsibilities

Reporting to the DC Project Manager, the BMS & Security Project Manager is responsible for:

- Manage the BMS and Security project workstreams by coordinating the planning and delivery of building management systems, controls, field instrumentation, sensors, environmental monitoring, metering interfaces, access control, CCTV, intrusion detection, intercom, and associated control and physical security infrastructure in alignment with the overall data center project execution plan.
- Support the DC Project Manager in delivering overall project objectives by maintaining clear visibility of BMS and Security progress, priorities, risks, constraints, decisions, dependencies, and commissioning readiness and ensuring that these packages remain aligned with project milestones, budget, quality requirements, and operational objectives.
- Coordinate BMS and Security design, procurement, installation, integration, and commissioning activities by working with designers, consultants, system integrators, contractors, specialist vendors, procurement teams, commissioning teams, and internal stakeholders to ensure design maturity, procurement readiness, constructability, system compatibility, and effective transition through each project phase.
- Manage BMS and Security contractors, system integrators, consultants, and specialist vendors from a project management perspective by monitoring contractual deliverables, progress, schedule, cost, quality, risks, changes, technical submissions, testing, and overall performance and by coordinating corrective or recovery actions where required.
- Coordinate BMS interfaces with mechanical systems by ensuring appropriate integration of HVAC, cooling systems, pumps, valves, environmental sensors, alarms, setpoints, sequences of operation, monitoring requirements, and other relevant mechanical equipment into the overall building controls architecture.
- Coordinate BMS interfaces with electrical and power monitoring systems by managing relevant integration points with electrical infrastructure, metering, alarms, status signals, power monitoring, controls, and other electrical systems while ensuring clear boundaries between BMS and other monitoring and control platforms.
- Coordinate physical security system interfaces with architectural, electrical, ICT/network, life safety, operations, and other project disciplines by ensuring that access control, CCTV, intrusion detection, intercom, doors, barriers, readers, cameras, cabling, power supplies, network connectivity, and related infrastructure are appropriately coordinated.
- Manage multidisciplinary system interfaces and integration by defining responsibilities and dependencies between BMS, Security, MEP, CSA, ICT/network infrastructure, fire and life safety systems, commissioning, and operations and ensuring that interface gaps are identified and resolved before they affect installation or commissioning.
- Manage BMS and Security schedule performance by reviewing contractor and vendor schedules, milestones, lookahead plans, software and hardware delivery dates, installation sequencing, integration dependencies, testing activities, critical-path items, and recovery plans and by providing accurate schedule inputs and forecasts to the DC Project Manager and Project Controls team.




- Support BMS and Security cost and commercial management in coordination with the DC Project Manager, Commercial, Procurement, and Project Controls teams by monitoring commitments, forecasts, variations, contractor and vendor claims, scope changes, and cost-to-complete for assigned packages.
- Manage scope and change control by identifying potential changes and deviations, evaluating their technical, schedule, cost, integration, cybersecurity, commissioning, and operational impacts, coordinating stakeholder reviews, and providing clear recommendations to the DC Project Manager for decision and approval.
- Maintain and manage BMS and Security risks and opportunities by identifying technical, integration, commercial, schedule, vendor, procurement, cybersecurity, commissioning, and operational risks, establishing mitigation actions and owners, and escalating material risks to the DC Project Manager.
- Support procurement and contracting activities by contributing to scope definition, technical specifications, tender documentation, technical evaluations, bid reviews, contractor and integrator selection, package strategy, and monitoring of critical equipment, software, and material deliveries.
- Review and coordinate key technical deliverables including system architecture, network and controls architecture, points lists, I/O schedules, sequences of operation, control schematics, integration matrices, cause-and-effect requirements, equipment submittals, security layouts, device schedules, and testing documentation to ensure alignment with project requirements.
- Coordinate cybersecurity and system access requirements with relevant ICT, Security, Engineering, Operations, and vendor stakeholders to ensure that connected BMS and Security systems comply with project requirements for network architecture, access management, system segregation, remote connectivity, configuration control, and secure operational handover.
- Monitor quality performance by coordinating with Construction and Quality teams, reviewing quality plans and key inspection requirements, monitoring installation quality, NCRs, defects, corrective actions, and punch lists, and ensuring that significant issues are resolved without compromising project milestones or operational requirements.
- Support HSE performance across BMS and Security packages by ensuring that project planning, contractor management, installation activities, sequencing, access, and key project decisions appropriately incorporate health, safety, and environmental requirements in coordination with Construction and HSE teams.
- Drive cross-functional issue resolution by coordinating technical and project stakeholders, defining actions and deadlines, resolving interface and integration gaps, removing barriers to execution, and escalating issues to the DC Project Manager where decisions or interventions are required.
- Manage testing and commissioning readiness by coordinating installation completion, point-to-point testing, controls verification, functional testing, system integration, alarm verification, sequences of operation, security device testing, vendor start-up, documentation, and interfaces with the Commissioning team.
- Support integrated systems testing and operational readiness by ensuring that BMS and Security systems perform as intended under normal, abnormal, and emergency operating scenarios and that alarms, monitoring, controls, access, and security functionality are appropriately integrated with the wider data center infrastructure.
- Provide structured project reporting by consolidating progress, schedule, cost, risk, change, procurement, contractor and vendor performance, quality, integration status, testing, commissioning readiness, key decisions, and upcoming milestone information for integration into overall project reporting and governance.
- Manage completion and handover activities by coordinating punch-list closure, as-built documentation, system configurations, software and backups, licenses, O&M; manuals, training, warranties, test records, asset information, and turnover requirements with contractors, system integrators, Commissioning, ICT, Security, and Operations teams.
- Promote continuous improvement and standardization by capturing lessons learned, identifying opportunities to improve system architecture, integration, vendor performance, standardization, commissioning efficiency, cost, schedule certainty, and operational reliability,



and supporting the application of best practices across IREN’s data center portfolio.

Qualifications

- At least 8–10 years of experience in project management, engineering, systems integration, construction management, controls, automation, or security systems delivery, with significant exposure to BMS, building controls, automation, physical security, or integrated technology systems, preferably within data centers, mission-critical facilities, industrial infrastructure, energy projects, or other large-scale technically complex environments.
- Degree in Electrical Engineering, Electronic Engineering, Automation and Controls Engineering, Industrial Engineering, Telecommunications Engineering, Computer Engineering, or a related technical discipline; relevant project management, controls, automation, security, networking, or systems integration certifications are well regarded.
- Strong technical understanding of Building Management Systems (BMS) and building controls, including controllers, field devices, sensors, instrumentation, I/O, communications, alarms, trends, sequences of operation, environmental monitoring, and integration with mechanical and electrical infrastructure.
- Strong technical understanding of physical security systems, including access control, CCTV/video surveillance, intrusion detection, intercom, door and barrier interfaces, security field devices, associated cabling, power, communications, and system integration.
- Good understanding of data center control and monitoring environments and the interfaces between BMS, electrical monitoring/control platforms, mechanical systems, ICT/network infrastructure, fire and life safety systems, and physical security systems.
- Strong project management capability across scope, schedule, cost, risk, procurement, contracts, change management, quality, stakeholder management, systems integration, testing, commissioning, completion, and handover.
- Demonstrated experience managing specialist contractors, system integrators, consultants, technology vendors, and multidisciplinary project stakeholders within complex construction or infrastructure programs.
- Solid understanding of the complete project lifecycle from design development and procurement through construction, software/configuration activities, integration, testing, commissioning, operational readiness, handover, and close-out.
- Experience with system integration and commissioning, including point-to-point testing, controls verification, functional performance testing, alarm testing, sequences of operation, integrated systems testing, defect resolution, and final acceptance.
- Understanding of networking and communications concepts applicable to BMS and Security environments, including IP-based systems, network architecture, system interfaces, communication protocols, connectivity requirements, and coordination with ICT infrastructure.
- Familiarity with common building automation and industrial communication protocols and other relevant integration protocols, as well as the principles governing interoperability between different vendors and platforms.
- Understanding of cybersecurity principles for connected operational and building systems, including network segregation, user access, remote connectivity, configuration management, system hardening, and secure handover, with the ability to coordinate requirements with ICT and cybersecurity specialists.
- Experience with project controls processes, including schedule management, cost forecasting, risk management, change control, progress measurement, contractor reporting, and project governance.
- Experience supporting procurement and commercial management of specialist technology packages, including scope definition, tender evaluation, vendor selection, variations, claims, and contract performance.
- Familiarity with relevant building automation, electrical, ICT, security, fire and life safety, data protection, and data center standards and practices applicable to mission-critical infrastructure.
- Strong stakeholder management capability, with the ability to coordinate effectively with the DC Project Manager, Construction, Engineering, Procurement, Commercial, Project Controls, Commissioning, ICT, Security, Operations, contractors, consultants, system integrators, and equipment vendors.
- Fluent in English, with strong written and verbal communication skills and the ability to operate effectively in an international, multidisciplinary project environment, including coordination with contractors, consultants, system integrators, vendors, and internal stakeholders.
