About the Role

We are looking for an experienced MEP Quantity Surveyor to join our Commercial team and support the delivery of complex Data Centre projects in Spain.

The role will be responsible for the commercial management of MEP packages, from procurement and subcontract award through construction, change management, completion and final account.

Working closely with Commercial, MEP, Procurement, Planning, Design, Construction and Commissioning teams, the MEP QS will maintain strong commercial control of assigned packages, ensuring costs, changes, progress and contractual obligations are effectively managed throughout the project lifecycle.

Key Responsibilities

- Manage the commercial and contractual aspects of assigned MEP Packages.
- Support procurement activities, including scope reviews, tender analysis, commercial comparisons and subcontractor recommendations.
- Review subcontract scopes to identify gaps, overlaps, exclusions and potential commercial risks before award.
- Prepare, review and manage subcontract agreements in coordination with the Commercial and Procurement teams.




- Assess subcontractor applications, valuations and payments against presente progress and contractual entitlement.
- Identify, assess and manage variations, change orders and additional works, maintaining clear supporting records.
- Monitor package costs, commitments, liabilities and forecasts, identifying potential deviations and commercial risks.
- Support project cost reporting, cash flow and cost-to-complete forecasting.
- Work closely with MEP and site teams to understand progress, programme, technical changes and their commercial impact.
- Maintain appropriate records to support commercial decisions, variations and contractual correspondence.
- Support the management and resolution of subcontractor commercial and contractual matters.
- Participate in package and project commercial reviews, providing clear visibility of current position, risks and opportunities.
- Manage package commercial close-out and support the agreement of final accounts.
- Contribute to lessons learned and commercial improvements across future projects.

Requirements

- Degree in Quantity Surveying, Construction Management, Engineering or a related discipline.
- Previous experience as a Quantity Surveyor within construction, ideally working with MEP packages.
- Good understanding of Mechanical and Electrical construction scopes, subcontract packages and their interfaces.
- Experience in procurement, subcontract management, valuations, variations, cost reporting and final accounts.




- Strong commercial awareness and understanding of construction contracts.
- Ability to interpret technical information, drawings, package scopes and construction progress from a commercial perspective.
- Strong numerical, analytical and organisational skills.
- Confident working directly with subcontractors, suppliers and multidisciplinary project teams.
- Good working knowledge of Excel and commercial/project management systems.
- Effective communication and negotiation skills.
- Good level of English and Spanish
- Experience in Data Centres, mission-critical or technically complex construction projects would be highly advantageous.
