Executive Overview

Aditya Consulting has been retained to identify a Project Director to lead end-to-end real estate development and physical construction execution across the Costa del Sol region.

This executive position requires a high-caliber leadership figure who bridges strategic development expertise with hands-on site delivery. The adecuado candidate will take complete ownership of complex projects from initial concept, land entitlement, and municipal licensing through to physical construction, commercial management, and final handover.

Key Responsibilities1. End-to-End Project Leadership & Governance

- Lead complete project coordination and management across all phases from concept design through to final handover stage.
- Develop master schedules, project execution plans, and governance frameworks to ensure seamless project delivery.

1. Authority Relations & Urban Planning Compliance

- Direct all liaison, negotiations, and submittals with local town halls, municipal urban planning departments, and regional Andalusian authorities.
- Ensure strict compliance supervision for local building codes, land-use regulations, environmental policies, and urban planning laws across the Costa del Sol.

1. Consultant, Contractor & Procurement Oversight

- Manage external companies and consultants, including lead consultants, main contractors,



sub-contractors, and engineering specialists.
- Prepare, issue, and manage Requests for Proposal (RFPs), tendering processes, contract negotiations, and award decisions.

1. Technical Documentation Governance

- Direct the coordination and supervision of technical documentation, including architectural/engineering designs, contract packages, Requests for Information (RFIs), and variation orders.
- Maintain complete documentation control, technical archives, and operational handover files.

1. Site Execution, Cost Control & Commercial Models

- Drive site coordination and supervision to enforce high-end luxury finishing standards, site safety protocols, and strict schedule adherence.
- Oversee budget preparation, cost supervision, cash flow projections, and economic construction models for all developments.

Candidate Profile & Mandatory Criteria
- Leadership Seniority: Proven track record as a Project Director (or equivalent top-tier Senior Manager ready for Director level) with a maximum cap at Director designation.
- Professional Experience: Minimum 10 years of progressive, hands-on experience combining real estate development management and physical site construction execution.
- Execution Track Record: Must have successfully planned AND physically executed at least one major residential, resort, or master-planned community project from breaking ground to handover. (Design-only or consultancy-exclusive backgrounds will not qualify).
- Regional Market Mastery: Operational familiarity with Costa del Sol local planning regulations, municipal approval workflows, and regional contractor networks.
- Language & Eligibility: Native or fluent Spanish speaker with full EU work authorization .
- International Exposure: Prior project experience within the GCC / Middle East market is an advantageous plus, though not mandatory.
