THE OPPORTUNITY
This is a rare opportunity to join a high-calibre founding team at an early and defining stage of the firm's growth. As Senior Analyst / Associate, you will be the primary analytical resource for the investment team owning financial underwriting, leading due diligence processes, and contributing directly to asset management and investor reporting.
You will work directly alongside the founding partners on every transaction, gaining exposure to the full investment lifecycle in a way that is simply not possible at a larger institution. Silver Pine Property Investors is at a pivotal moment actively deploying capital, building its portfolio, and scaling its team. The Senior Analyst / Associate joining will play a central role in shaping the firm's analytical rigour, reporting standards, and internal processes as the platform grows.
KEY RESPONSIBILITIES
Investment
Lead financial modelling and underwriting of new acquisition and development opportunities, including DCF analysis, development appraisals, and capital structure waterfalls
Prepare investment committee memoranda and deal summaries, presenting a clear recommendation with supporting analysis
Coordinate due diligence processes across legal, technical, and financial workstreams, managing external advisors and timelines
Conduct market research and submarket analysis to support deal origination and investment decisions
Maintain and develop the firm's investment pipeline tracker and proprietary deal database
Asset Management & Reporting
Monitor and analyse asset-level performance against business plan, identifying variances and recommending corrective actions
Support the preparation of investor reporting packs, LP quarterly updates, and fund performance materials
Liaise with external advisors including legal counsel, valuers, technical consultants, and financing banks
Contribute to the continuous improvement of our financial models, templates, and internal reporting tools
Support the Senior team on financing processes including debt structuring, lender negotiations, and drawdown management
CANDIDATE PROFILE
3 to 5 years of experience in real estate investment, asset management, or real estate advisory at a recognised firm
Exceptional financial modelling skills, able to build complex, multi-scenario models from scratch in Excel, including development appraisals, DCF valuations, and equity waterfall structures
Strong understanding of real estate investment fundamentals: valuation methodologies, capital structures, and return metrics including IRR, equity multiple, and yield on cost
Ability to work independently, managing multiple workstreams and deadlines simultaneously with minimal supervision
Fluent in Spanish and English both written and spoken to professional standard
Degree in Real Estate, Finance, Economics, Business, Architecture, or Engineering from a recognised institution
Highly Valued
Direct experience in living assets Build to Rent, Flex Living, Build to Sell, co-living, or student housing
Prior experience in a principal investing role asset manager, fund manager, family office, or real estate private equity
Exposure to development projects including planning processes, construction monitoring, and delivery coordination
Knowledge of ESG frameworks in real estate including BREEAM, GRESB, and EU Taxonomy requirements
Proficiency in leveraging AI tools to enhance productivity and analysis
Experience with debt financing processesterm sheets, lender due diligence, and facility management
Portuguese language skills an advantage given SPP's Iberian mandate
Master's degree in Real Estate from IE Business School, ICADE, UPM, or an internationally recognised programme

A Big 4 real estate advisory or corporate finance team with a desire to move to the principal investing side
A leading real estate advisory firm capital markets, valuation, or investment advisory, with strong transactional exposure
