We are seeking a skilled, dependable Lead Maintenance Technician to independently manage the day-to-day maintenance needs of a 92-unit apartment community.This is a hands-on, individual-contributor role. The Lead Maintenance Technician will be the primary maintenance professional onsite and must be comfortable prioritizing work, troubleshooting problems, and managing responsibilities with limited daily supervision.



Management and outside-vendor support will be available when needed.Key ResponsibilitiesPerform daily repairs in units and common areas:Electrical: Outlets, switches, lightingHVAC: Filter changes, coil cleaning, minor fixesAppliances: Ovens, refrigerators, dishwashers, washers/dryersCarpentry & Paint: Cabinets, drywall, doors, touch-ups/full paintingConduct scheduled inspections and upkeep on major systemsSeasonal prep (winterizing, HVAC tune-ups, pool care)Respond to and resolve maintenance requests quickly and professionallyCommunicate with residents to ensure satisfactionPrepare units for new residents: repairs, painting, cleaning, appliance checksGrounds & Amenity MaintenanceMaintain landscaping, trash areas, and exterior property cleanlinessService amenities such as pools, gyms, and clubhousesFollow OSHA and company safety standardsIdentify and report hazards; use proper PPEParticipate in on-call rotations for urgent issues (e.g., le
