With a deep understanding of the multifamily housing market, we provide comprehensive property management services, leveraging technology to optimize performance and efficiency.Role DescriptionAre you a hands-on problem solver who takes pride in keeping a community well maintained and residents satisfied? We are seeking a skilled, dependable Lead Maintenance Technician to independently manage the day-to-day maintenance needs of a 92-unit apartment community.This is a hands-on, individual-contributor role. The Lead Maintenance Technician will be the primary maintenance professional onsite and must be comfortable prioritizing work, troubleshooting problems, and managing responsibilities with limited daily supervision. Management and outside-vendor support will be available when needed.Key ResponsibilitiesPerform daily repairs in units and common areas:Electrical: Outlets, switches, lightingHVAC: Filter changes, coil cleaning, minor fixesAppliances: Ovens, refrigerators, dishwashers, washers/dryersCarpentry & Paint: Cabinets, drywall, doors, touch-ups/full paintingConduct scheduled inspections and upkeep on major systemsSeasonal prep (winterizing, HVAC tune-ups, pool care)Respond to and resolve maintenance requests quickly and professionallyCommunicate with residents to ensure satisfactionPrepare units for new residents: repairs, painting, cleaning, appliance checksGrounds & Amenity MaintenanceMaintain landscaping,
trash areas, and exterior property cleanlinessService amenities such as pools, gyms, and clubhousesFollow OSHA and company safety standardsIdentify and report hazards; use proper PPEParticipate in on-call rotations for urgent issues (e.g., leaks, outages)Respond promptly and effectively to emergency situationsInventory & DocumentationTrack tools, equipment, and suppliesUpdate work orders and service records using AppFolio, ResMan, or similar systemsQualifications & SkillsKnowledge of plumbing, electrical, HVAC, carpentry, appliances, and general maintenanceStrong troubleshooting and diagnostic abilitiesTime management and organizational skillsClear communication with residents and team membersPreferred (but not required) Certifications:EPA 608 (HVAC)Certified Pool Operator (CPO)OSHA 10 or 30Physical RequirementsLift up to 50 lbs regularlyComfortable using ladders, working at heights, and in tight spacesFrequent bending, kneeling, climbing, and extended standingOutdoor work in all weather conditionsSchedule & CompensationFull-time role with rotating on-call, weekend, and after-hours availabilityCompetitive hourly pay based on experienceBonuses and incentive programs may be availableSuccess in This Role is Measured By:Timely response to service requestsQuality and speed of unit turnsCompletion of preventive maintenance tasksResident satisfaction ratingsSafety compliance and low incident ratesWhat We Offer:Hourly Pay: $22-$23/hour (depending on experience)Benefits: Health/Dental/Vision Insurance and opportunity for housing discountFriendly, team-oriented culture with supportive leadershipReady to Join a Team That Values Skill, Efficiency, and Resident Satisfaction?
