Time & Home Holiday Services is looking for an experienced, hands-on Property Operations & Maintenance Manager to join our team on the Costa del Sol.

This is not a purely technical maintenance position , and it is not a desk-based management role.

We are looking for someone who combines practical technical ability with organisation, problem-solving, responsibility and good communication skills .

Someone who walks into a property, notices what isn’t right and takes ownership of getting it sorted.

The role

You will be responsible for helping us keep our portfolio of holiday and residential properties in excellent condition year after year.

Your responsibilities will include

- Inspecting properties and identifying technical, maintenance and presentation issues.
- Personally diagnosing and resolving everyday maintenance problems where appropriate.
- Planning and coordinating the work of our internal technical resources.
- Coordinating specialist contractors when required.
- Following maintenance issues through from identification to proper completion.
- Checking the quality of completed repairs and avoiding recurring problems.
- Planning preventative maintenance and property-care activities.
- Communicating directly and professionally with property owners.
- Advising owners on necessary maintenance and sensible property improvements.
- Keeping tasks, maintenance records and follow-up properly organised in our systems.
- Identifying genuine opportunities for improvements, renovations and additional services.
- Supporting property operations and hospitality when required.

Who we’re looking for You do not need to be a specialist in every technical trade.

You do need to be genuinely practical and comfortable working hands-on.

We are particularly interested in candidates with experience in hotel maintenance, resorts, luxury villas, facilities management, holiday rentals or property management .

You should have

- Strong practical property-maintenance knowledge.




- Experience diagnosing and personally completing everyday repairs.
- Good understanding of areas such as plumbing, basic electricity, carpentry, painting, fittings, doors and locks, sealing, appliances and general property maintenance.
- Good judgement about what you can solve yourself and when a specialist is required.
- Strong organisational and follow-up skills.
- A proactive, solution-focused mentality.
- Excellent attention to detail and pride in property presentation.
- Confidence communicating directly with property owners.
- Ability to work independently and make sensible decisions.
- Comfortable use of smartphones, apps and management systems.
- Valid driving licence.

Professional Spanish and English are both essential for this position.

What we offer

- €2,200 gross fixed salary per month
- Company vehicle
- Annual performance bonus of up to €5,000

This could be particularly interesting for an experienced maintenance professional who is ready for more responsibility, more autonomy and more direct involvement in how properties are managed , while remaining hands-on.
