We are seeking a Senior Cost and Commercial Manager with a minimum of 8 years’ experience in construction cost management, commercial management and estimating, ideally with direct experience in data centre projects to be based in Madrid, Spain . The successful candidate will be responsible for leading cost planning, estimating, procurement support, contract administration, change control, valuation of works, commercial reporting and risk management across complex construction projects. Membership of RICS or an equivalent professional body would be highly valued.
- Lead cost planning, estimating and commercial management activities for construction projects, with a focus on data centre developments.
- Prepare, review and benchmark construction estimates, budgets, cost plans and forecasts across all project stages.
- Manage procurement support, tender analysis, commercial evaluations and contractor recommendations.
- Administer and monitor contracts from a commercial perspective, including valuations, payment applications, claims, variations and change orders.
- Review monthly valuations, certifications and cost reports in coordination with the Project Management and Site Management teams.
- Maintain robust change control registers, cost reports, cash flow forecasts and risk allowances.
- Provide value engineering advice and commercial input to support client decision-making.
- Participate in project and commercial meetings, preparing relevant reports, minutes and follow-up actions where required.
- Report directly to the Project Manager and Commercial Lead, providing clear updates on committed costs, incurred costs, forecast final account and commercial risks.
- Minimum 8 years’ experience in construction cost management, commercial management and estimating.
- Direct experience in data centre projects is strongly preferred.
- Strong estimating skills, including preparation and review of bills of quantities, unit rates, cost plans and construction budgets.
- Experience in contract administration, change management, valuations, claims assessment and final account negotiations.
- Membership of RICS or an equivalent professional institution would be desirable.
- Advanced proficiency in Excel and cost management tools; experience with estimating platforms would be an advantage.
- Ability to work collaboratively with clients, contractors, consultants and project stakeholders.
- Strong reporting, negotiation, analytical and problem-solving skills, with excellent attention to detail.
Fluency in Spanish and English together with good knowledge of the Spanish market
