Reporting to the Chief Executive Officer, the Development & Construction Director will lead the development and delivery of the Company's residential projects in Marbella, overseeing the full project lifecycle from land acquisition support, feasibility, planning and design management through construction, handover and defect resolution.

The role is responsible for ensuring all developments are delivered on time, within budget and to the highest quality standards, while preserving the project's design vision and maximizing commercial value. Working closely with consultants, contractors, local authorities and internal stakeholders, the Director will drive successful project execution in accordance with the Compnay's luxury brand standard s.

Key Responsibilities

- Lead the planning, development and delivery of all Marbella projects from inception through completion.

- Manage project feasibility, development programmes and delivery strategies.

- Coordinate planning submissions, permitting processes and regulatory approvals with local authorities.

- Oversee project schedules to ensure milestones are achieved and risks are proactively managed.

- Lead the design process from concept through detailed design and construction documentation.

- Manage architects, interior designers, landscape consultants and engineering consultants to ensure coordination across all disciplines.

- Maintain the integrity of the approved design while ensuring projects remain commercially viable and buildable.

- Review and approve design modifications, value engineering proposals and technical solutions.

- Direct all construction activities through appointed Project Managers, Consultants and Main Contractors.

- Monitor programme, cost,



quality and health & safety performance throughout the construction phase.

- Chair regular project progress meetings and oversee contractor performance.

- Ensure timely testing, commissioning, snagging, handover and close-out of completed developments.

- Resolve construction issues promptly to minimize delays and cost overruns.

- Review project budgets, cash flow forecasts and cost reports with the Commercial and Finance teams.

- Monitor project financial performance and recommend corrective actions where necessary.

- Support procurement strategies for consultants and contractors where required.

- Ensure all project variations are commercially justified and appropriately approved.

- Support the evaluation of new land acquisition opportunities from a technical and development perspective.

- Lead technical due diligence, including planning, utilities, environmental, geotechnical and constructability assessments.

- Provide recommendations on project feasibility and development potential.

- Build and maintain strong relationships with municipalities, planning authorities, consultants, contractors, utility providers and external advisors.

- Represent the Company in meetings with key stakeholders and project partners.

- Collaborate closely with the Sales, Marketing, Legal and Finance teams to ensure alignment between development objectives and commercial strategy.

Qualifications

Bachelor's degree in Civil Engineering, Construction Management, Architecture, Quantity Surveying, Project Management or a related discipline.

Minimum Experience (number of years)

- At least 7 years' experience in construction and a track record of successful project delivery preferably within Costa del Sol.

- Strong understanding of real estate development processes, including zoning, entitlements, design, and construction. Excellent financial acumen and ability to conduct comprehensive financial analyses. xqbhyrx Effective leadership and team management skills.
