We are actively recruiting for a Financial Controller to join our growing team in Madrid. You will participate in the “advance party” for newly closed PM (Property Management) deals by Nido (Student Housing Operator) across Europe, leading and driving the finance aspects of the mobilisation and onboarding processes, during which they will work closely with the Nido teams across Europe, Fund Controller for Southern Europe and other business partners.

Key responsibilities will include:

- As part of the mobilisation activities, engage local third party accounting service providers, banks and other suppliers to onboard the new PM contracts.

- Work closely with the third party service providers to determine systems set up and use, operating processes, accounting processes including reporting formats, frequency, etc.

- Manage the local service providers to ensure compliance with the local planning & control calendar to ensure financial books are closed on time in accordance with the reporting requirements.

- Supervise and review the work of the 3rd party accounting service providers to ensure accurate and timely recording and reporting of property and entity financial information in accordance with applicable GAAP and fund and company policies.

- Supervise and review in detail the quarterly accounting close of the Service Providers - including quarterly closing journals (accruals, prepayments, VAT,



interest, intercos and other quarterly calculations), schedules and responses to inquiries from business partners.

- Management of and control over banking relationships and payment processes

- Communicate with internal partners (property manager, fund controller, asset manager, investment manager) in order to ensure timely delivery of required information for the periodic (quarterly) closing and ad-hoc queries.

- Where applicable, supervise and review in detail the preparation of annual statutory accounts of local entities by 3rd parties

- Work collaboratively with other members of the RHC community, specifically finance, tax, legal

- Liaise with advisors (tax / auditors) as appropriate / required

- Suggest and implement improvements for systems, processes and reports

Candidate Requirements:

- Project management skills, keeping track of status of all mobilisation activities

- Relationship builder, comfortable with influencing others to get things done

- Being comfortable in managing third party service providers outside the Netherlands remotely, some travel involved.

- Experience in managing quarterly closings for a property management company, including ownership-level transactions (real estate experience is preferable)

- Being capable of managing multiple reporting timelines

- Being comfortable in reporting based on estimates

- Internationally oriented

- Minimum 5 years accounting and controlling experience and an ability to work collaboratively.

- Deadline-focused; organized; problem-solving skills

- Highly proficient in Excel

- Fluent in English and Spanish (Portuguese is a plus).
