We are looking for an experienced Urban Planner – and your primary mission will be to lead acquired land through every stage of the urban planning and development process until it is fully ready for residential construction.
This is not a traditional architectural design role. Instead, you will define the planning strategy for each site, coordinate the required urban planning procedures, collaborate with municipalities and external consultants, and ensure that every project successfully progresses from land acquisition to development readiness.
Your responsibilities:
Lead the land development process
- Take ownership of the urban planning process from land acquisition through development approval.
- Define the planning strategy required to obtain development rights.
- Coordinate all planning procedures, documentation and approvals needed to prepare land for residential development.
- Lead and monitor planning applications and proactively resolve regulatory challenges.
- Ensure every acquired site is fully prepared for the next stage of architectural design and permitting.
Evaluate development opportunities
- Assess land acquisition opportunities and determine their residential development potential.
- Analyse municipal planning documentation, including PGOU, zoning regulations, land classification, buildability and development potential.
- Conduct urban planning due diligence and identify planning risks.
- Advise management on whether a site is suitable for acquisition and future development.
Coordinate stakeholders
- Act as the main point of contact with municipalities and planning authorities.
- Support communication with landowners, shared stakeholders throughout the acquisition and development process.
What we're looking for:
- Degree in Architecture, Urban Planning or a related field .
- Experience with Spanish urban planning legislation, PGOU and municipal procedures.
- Strong understanding of land classification, planning permissions and development processes.
- Ability to independently assess whether land can be developed and define the required planning steps.
- Comfortable communicating with municipalities and property owners.
- Commercial mindset and interest in real estate development.
- Fluent Spanish and good English.
It will be considered a strong advantage if you have:
- Experience working for a real estate developer.
- Experience guiding land through rezoning or urban planning procedures.
- Background in architecture combined with urban planning.
- Knowledge of Spanish planning law.
- Experience with land acquisition, negotiations or business development.
